While not legally mandatory for all, they are critical given the responsibilities outlined by the Landlord & Tenants Act 1985 and the Electricity at Work Regulations 1989, ensuring all electrical installations are safe from hazards that could harm tenants or employees.

That’s why regular EICR assessments are recommended every five years to catch issues like overloaded circuits, poor earthing, or other potentially dangerous defects that aren’t visible through a basic visual check.
